I am looking to setup payroll for myself out of my company, call it LLC #1, and LLC #1 is owned by Parent LLC which I am looking into doing an S-Corp Election for.

I understand I have should have put the deed in my personal name instead so I could pull the permits myself even though I’m the President of the corporation.

However, if you elect to own the real estate in your personal name, creating a separate LLC to perform property management functions and to collect rent provides absolutely no added protections.

I elect to leave the tenant in peace and eat the vacancy cost and not show until they are moved out for the same reason.

Hey @Christian Hanus, LLC are passthrough entities for tax purposes (unless you elect to do c corp which is not applicable here) So you hiring yourself to do your own renovations really doesn't do anything material.
