If they would open it up to dealing directly with the bankers, the speed of the recovery would pick up steam very rapidly.

As things with real estate are starting to pick up for me I'm now getting to a position where I could feasibly have more than one project running at a time and am trying to look at options for how best to keep these straight and on top of all the deadlines.

I personally think sevier county is one of the best areas in the country to invest in both now (if you pick the right product) and especially long term.

I currently have an STR in the Poconos and I would recommend if you ever pick a home here to consider style. 

The number of showings has definitely picked up since the election and we are hopeful we will have something soon.

I don't have the skill set YET to gauge rehab costs and try to BRRRR, but I'd like to learn.This is definitely a choice but my option is that you will do better if you focus on duplexes and cherry-pick a few SFRs as you come across them.As for your Strengths, it sounds like you have an excellent ability to save and your ability to bulk analyze data will serve you well to identify big-picture areas, property types, and characteristics to focus on.I like that you realize the first investment will not be your best investment.

To pick a location, I understand I want to evaluate median income, a large population of those approaching retirement age, and a decently dense population.
