Just to 'let it out' I find him hateful and contemptuous of anyone who disagrees with him (small park owners, government officials, State regulators and of course any journalist who would dare attempt to report any news regarding MHP ownership.

As my CPA says though...bad news is you're paying more taxes, good news is, it is because you made more money, or I guess on the property side you achieved appreciation.Downsides-cost of entry higher than some parts of the country. 

The good news is that the sewer lines tested good.

With the Raleigh area being such a hot market in recent years, I'm looking to find new or experienced investors or other agents to network with, discuss the latest news about the area, and establish some solid relationships with.

Not sure where you are in your U.S. investment journey but good news, many lenders will only require a 30% downpayment for foreign nationals, 25% in exceptional cases.

The good news is that rents are high and climbing which supports a lot of the current properties but not some of what people are asking as @Jeff Rappaport has indicated as well.
