Properties with land are hard to find and unless you are strapped for cash, you will not likely find another property like this. 

I could still do carbon straps on my walls for $8K, just incase they want to bow in the future....but...from everything I can see....this would be the best and cheapest solution.

So as Wayne stated you just made a unsecured note to what sounds like a cash strapped borrower who has probably in all intense and purposes used your funds to plug some hole somewhere else and he does not HAVE the money to give it back to you...

Flipping might me a little tough if you're time is strapped, however, investing in turnkey properties may be a good option from a time and 'sanity' perspective.Feel free to post any questions you have here in the forums.

And neither the appraiser nor the lender for the refinance would be the wiser.Inside of 6mo, a cash-strapped flipper may feel the urge to resort to such measures.

I just found the limitations at a county and sometimes neighborhood level were just too dense to make this work in that area, but I'd certainly consider it again in other areas if I'm strapped for cash flow.
