Those folks run a sophisticated operation, and if we don't keep up with their level of sophistication (and exceed their customer service) we would lose business to other investment classes that treat their investors better.Perhaps it could be said that the competitor to TK firms is buying homes directly, and that competition lacks sophistication--thus the hurdle is just above that level and anything above that is good enough

Whereas, liability only policies will have just as many choices as anywhere else.With all that said, I've found NREIG to be a good enough value that I don't need to do that.

While this pertains to HUD insured and assisted multi family housing I tend to believe this to be good enough for all other property types.

In my view, homeowner's insurance + umbrella + professional property manager should be good enough to (i) prevent lawsuits and (ii) protect you sufficiently if the worst happens.

Most will come and give you a free quote if you know what you want to get done.Good luck to you, but I would pump the brakes on the large work and just fix it up good enough to get a good ARV, RENT the other unit and pull out your equity.
