She is a real estate agent drumming up business, she is not a flipper.

If you own 20 properties, presumably you're trying very hard to get your net worth up and keep it there, which isn't going to happen if you're getting sued every 10 years because you have so much exposure (20 properties = 20x the probability that something will go wrong).If you can drum up owner financing that's great...maybe there are also some large commercial loans out there where you can refi your whole portfolio into something reasonable.

*drum roll* an appraisal fee.Your agent that helped you purchase the property will generally help you with comps and do a free CMA if it's a vanilla property, but this isn't vanilla.

If you use a drum sander you can really do some damage if you don't get the hang of it quick (but this is a learning experience so I say go for it even with the drum). 

That means you have to go out and drum up business - either costumers with leases or with business people looking to buy a space.

I'll see if I can drum some of that stuff up.

Only recently have I discovered the concept of wholesaling and it has drummed up something in me.

That being said I think that's the best way to drum up off market leads.
