For both the applicant(s) and a co-signer, you want to understand their habits...financial, employment, legal, character, etc., as Bad habits in one area typically carry over to other areas, and will land you a poor Tenant (or co-signer) choice.

SOS......I closed on my investment property last Thursday, lawyer, title co, realtors paid and keys handed over to buyer but the wire from the bank ( the title company uses) keeps getting rejected by my investment company.

I have worked with many experienced investors from Southern California, Las Vegas, Phoenix, Tucson, Denver, and other large metro areas in the southwest and west coast, with seasoned investors that still live in all of those great cities but have shifted most of their real estate investments out of those higher cost or higher risk markets into ours. 1) Compared to most cities in the SW and West, home prices in the Albuquerque metro are relatively affordable.

there is a reason this paper trades as such a low value.at least when you invest say with a HML right there in Denver your assets your loaning against are rock solid.. not some defunct little house in some little OHIO town that died 30 years ago and is never coming back..
