That sounds awesome - and I am a big fan of Tahoe. 

I am also a fan of leverage, but not over leverage and I presented loan option other than heloc for long term debt (due to variable heloc rates).

Most of the remediators work with the insurance companies directly and they will start immediately to dry out area with huge fans, remove drywall, etc. 

Besides, I am not even a fan of tax advantaged accounts like IRAs and 401ks because you cannot do what you want with your OWN money.

Some investors think I am crazy doing that and perhaps so, but I take other people's money seriously and even when the crap hits the fan (and it will if you do enough deals for a long enough period of time), paying back your lender is priority one in my book.Most of my deals for private money also include a balloon payment rather than monthly payments.

TX insurance cost was getting really high and not a fan of the debt structure although ODC did things to manage the risk associated with the debt.

Belize also has title, and amazing low property taxes)Samana, Dominican Republic - Though the beaches are gorgeous, I am not a fan Punta Cana and other touristy spots.

I’m not a big fan of 1031 for repositioning due to transaction inefficiencies, so I prefer to refi once my assets’ capital basis has been depreciated.
