s So, after much research on the marketing sides of things, I decided to pull the trigger on Investor Carrot.

My initial idea is a split between Investor Carrot and a year-long direct mail campaign to select homeowners.

What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don’t let that carrot/hook cloud your vision when it comes to collecting all the rent up front.

$200/mo doesn’t seem like a very big carrot for holding such a large liability.

It was a mistake on the seller to give such crappy terms to execute the lease for the tenant.In these situations typically I make the seller pay for their mistakes by giving a large credit at closing to mitigate the risk factor of terminating in such a short notice.The tenant with signed lease in place is not going to change anything without putting a large carrot in front of them to motivate them to amend the lease.You do not want to to give something to just fix the sellers mistake.

Don't reinvent the wheel - there are great motivated seller-attracting website templates already built like LeadPropeller and Investor Carrot that take a lot of the guesswork and brain damage out of getting your online presence established and generating leads for you.Hopefully this helps.  

I swear to God I could have told her that underwriting asked her for a cell phone selfie of her and her cat eating a carrot, and she would have uploaded it within 10 minutes, no questions asked about "why does underwriting need this?"

From what I hear, they like the building they're in so I've also offered to be a solid reference for them if we settle for a reasonable outcome.If a check showed up in the mail tomorrow, I'd be screwed, but as long they withhold rent I'll continue to steer towards a better outcome with a carrot/stick approach.
