Reasons - a) Super easy for anyone to find transportation....LYFT/UBER, rental cars everywhere, etc... b) I would not want to be inserted into the 'liability loop', c) It does not provide a true value add IMHO.

Are there any special arrangements you need to accommodate for any of the residents (transportation in general, trips for dialysis, monitoring blood sugar levels, etc.)?

. #1 - If you do have a home office and it is considered your principal place of business, you can deduct mileage/transportation costs to AND from your home and your investment property; both directions are deductible.

Focus on areas near public transportation, job centers, and underserved communities for promising opportunities.

I introduced myself here a few years ago when we relocated to Boston MA and was intending on starting my real estate journey there when life (and covid) happened. 

If it's not food, transportation, housing, or ABSOLUTE necessities, don't spend money on it.
