Personally as a listing agent I have had plenty of low ball offers that are completely ignored because they are so outrageous. 

I get a lot of calls after an unexperienced loan officer drops the ball and a customer finds out their loan dies due to lack of communication up front on the application.

Purchased various sheriff auctions, short sale, and just low balling.

They can't always solve it right then and there, but at least you get the ball rolling.

The other problem is low ball quotes but once you hire the team they up-sell with more expense that they didnt understand was needed. 

I may be mistaken, and hoping works out for him, but possible got in a little to deep to fast but I don't have the balls to take on an undertaking such as this so I probably have no room to speak. 

SO, at least the BP calculator has little suggestion bubbles to give you a hint if you truly have no idea, otherwise, at least start ball-parking the water bill, for example, based on your current water bill at your residence.

This data will tell you where the market was and is which is your best crystal ball for where it is going.

You have to come to the table (a future deal) with funds to get the ball rolling.

If I’m luckily and low ball I could get $100-$200/month.
