Zillow isn't what it presents itself to be...good post and a good warning. 

@Greg Heden here's a funny story along your question.Seattle investor came to City of Detroit and his plan was to over-improve Class C rentals to get the "best" tenants that would appreciate the higher quality of home, pay above market for it, take better care if it, stay longer to reduce turnover costs and avoid rent nonpayment issues.After 2 years of trying to do this on his own, reality won and he hired us (we initially spoke with before he started and warned we didn't think it would work). 

Every time a new round of Stimulus Checks went out, the media was full of warnings about inflation.  

Once they have proof of the violation you may get a warning, and then a daily fine. 

As others mentioned, don’t replace something that isn’t warn out.

This tenant has ignored my warnings - to stop smoking in the unit (multiple times), having unauthorized guests in the unit without my permission, have spread rumors and lies about me throughout the neighborhood, and have ignored my texts (only method of communication).  

I know the city might give me a warning if my neighbor complains about construction debris lying in my backyard as part of it is still visible from the street.As a government contractor being affected by the shutdown for almost the entire month of January, I am not taking in any income at the time when I need to spend a lot of money on my kitchen, I am counting every penny I have in my pocket right now.

That would just constitute a warning. 

I've also seen it completed in 3 days.Here's a warning for everyone. 

@Elton Tate if your agent is actually experienced working with investment properties, then how come they didn't warn you that you wouldn't get to see the properties until your offer was accepted?
