And our governor just passed anti-squatting legislation. 

There's no guarantee of anything in the STR investing world, and I do think cities are legally allowed to switch their laws, so as soon as I say it's super unlikely to happen, that thing will then happen.But again, not even the most liberal, affordable-housing-starved, anti-STR city in Colorado has changed their laws and not allowed those who were operating under a legal short-term rental license to continue.Your point is well taken though.

You can identify the hotspots for crime, school levels, income levels, where there is dilapidated homes, then based on the age and condition of the property gauge where the property stands in class, happy to talk further.

Would love to match with someone of the same age / energy level, but will keep an open mind.Also, I will likely be looking to extend my time in Cancun for 2-3 more nights (could be more).

Expense ratios vary dramatically depending on project size, age and other factors, but basic rule of thumb is the smaller the project the higher the expense ratio's, using a 33% expense ratio for a small facility (less than 150 units) is optimistic, smaller facilities are probably closer to 40%.

I'm just not familiar with the flipping aspect of homes this age and just want to be cautious going in.Thanks in advance!
