Adwords is a huge expense for us, but as long as we're converting sales we can continue to do it.

Word has once again gotten around that you can make a lot of money in real estate, and average folks are getting the real estate bug, guru seminars are coming through town (there was one in our are last month and I’m told there’s another this month), people are signing up for Bigger Pockets in droves, everyone’s sending out yellow letters and buying Google AdWord campaigns, etc.And of course, every one of those people ALSO wants to buy real estate far below market value.

Are there any experienced Investors in the Bigger Pockets community that want to grow their business with Social Media & Digital Marketing, namely Facebook, Instagram, Google Adwords or Email Marketing -for FREE??!!

If you have any additional funds, put that into Adwords.

Some other marketing tools that I found were www.adwerx.com (old promo code FB2017 may still work), Google AdWord (you only pay for clicks), and I used www.agentmarketing.com they have a lot of website templates and landing pages.

SEO is going to take the longest to get results, and as many here know, if you get a bad SEO, they will do nothing and drag you on forever, telling you 'it takes time'.Adwords gives you instant results (good or bad depending on the practitioner you hire).I've never done a single piece of direct mail in my life, so I'm speaking from zero experience when I say that direct mail seems to allow you to target a specific farm area, and keep hitting it until you get a bite.

You can also buy lists from companies like list source and there are some REI software companies that have a cash buyer search feature.Best way to find motivated sellers is to purchase lists and compile lists from city and county for 60-90-120 days late on mortgage, pre-foreclosure, delinquent taxes, water cutoff, code violation, probate, divorce, high equity, etc. and mail or cold call.Other methods are having people driving for dollars for you, door knocking, JV with wholesalers, craigslist, Realtors, FSBO sites, expired listings, foreclosure sites, put out bandit signs, billboards, newspapers, other offline publications.You can also use pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online and social media.These are some of the ways to get going in the business but the key is developing relationships in the markets you wasn’t to be in, finding hood deals and getting them locked up over the phone.

Added you on Linkedin and saw we had a couple of mutual connections.In Houston we're acquiring about a hundred motivated home seller leads per month via Adwords (search/youtube/gmail/display/remarketing/RLSA), Bing (search/RLSA) and Facebook (contextual/behavioral/remarketing).Anything you can share about what's working for you at Char-Broil would be really interesting, particularly around Google Shopping.Also, what Custom Analytics views/reports are you regularly reviewing?

I market through post cards and google adwords to NOO.So far this month, I have received 8 leads/calls through the advertising mentioned above which is currently costing $106/lead.
