Get a B class property with a normal tenant.

The developers are building newer A class properties which leaves them out of the competition for the B-C class properties. 

If you elect a PPP shorter than 2-3 years in most cases, the lender is simply going to collect that fee A) upfront as points rather than as a PPP, or B) with yield, meaning a much higher rate.

The property would be in a C+ to B- type location, with cash flow as the main objective and appreciation second (75/25 split).

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

.- Located in a C- to B neighborhood—close to amenities and mostly safe but not for everyone.- Converted to a rental in 2024; initially rented for $4,750/month, but tenants moved out, and the soft Bay Area rental market has made filling it challenging.

New to this local market, I wonder whether buy and hold is a good strategies for this market (balanced between cash flow and appreciation for class A or B, I know cash flow is difficulty in general given today's real estate environment )?

The street is Byrams Ford, i'm bveing told its closer to a B by my broker.
