As for the big 'downside' of not being able to do mail someone with a lease option offer, I am not 100% sure that you are prohibited from doing so if you disclose that you are licensed and make plain you are not trying to 'steal the listing'.

ONe of my friends in ORegon has a monster PM business but he only takes on larger complex's of B quality and above.. all his complex's the law requires on site manager.. his job is to hire and make sure the on site manager does a great job and does not steal the owner blind..

For toilets, I'd been using the 1.28 gpf type, but a fantastic .8 gallon per flush toilet is now on the market, it's called the Niagara Stealth, and it should be purchased at Home Depot(otherwise you're gonna pay like $50 or more to ship it somewhere.)
