Wholesaling is a wild west, if you work with people you trust, fine, but there are also bunch of scam artists/liers out there, the less sophisticated buyers can get hurt easily if they don't know how to screen wholesalers2.5 same as every other contractors, handing out flyers, door knocking.

I have also found that less sophisticated investors especially those who have not been through 2009 are much more conservative and are not comfortable investing in anything right now.

But the real deal was the Graton tribe bought the 230 acres across from us in a land assemblage took 15 years wrangling with the state and ended up building the largest Casino in Northern Ca right across the street from us :) and the City brought us into the city limits and up zoned us..
