Perhaps it is a bit higher due to property tax escrow or reimbursing back the seller for property taxes he/she paid for the (prorated) year.

Just keep in mind that the lender generally reimburses you as you go for the work - they don't put the money out up front - so make sure you have some working capital left over after the down payment and closing costs.Here are some pictures of the property as purchased, and now as we're in process:Kitchen as received: (remodel gone wrong - why close it all off?)

-What seems to be above average hand-holding (important for me), including a tag along with experienced agent during first listing presentation-What seems to be daily free breakfast/lunch at the office - I would take advantage of this with my planned schedule :)-Reimbursement of my pre-license education fees $400+-I know this isn't much but 1000 business cards and 200 "Hi I just became a new agent" cards-No transaction fees for agentThe last bullet is what is making me write this post.

If I get a repair bill for kids toys in the toilet I push back and ask that the tenant be charged and I should be reimbursed.

I assumed the $500 is to cover his cost of liability insurance considering he's getting paid $25/hour for his time to get go get the permit, wait for inspections, etc.On my first bill, he has the $500 fee plus reimbursement for the actual city permit fee for doors and windows.
