A law can be passed, voted in, signed in and enacted whether it is unconstitutional is something that is dealt with later in the court system.A single person or a group of people can not themselves declare a law unconstitutional, that is reserved for the courts to decide.If you know of another explanation of how laws are passed and enacted please educate me.

That is experience.While I agree with you in theory, Jerryll, that a lack of transparency and overthinking are often a huge detriment to both the investor as well as the homeowner, there is a lot of room for having a game plan and strategy for talking to someone about selling their house for cash without being scammy.For instance, most homeowners have no idea what a wholesaler is, and declaring yourself as one before giving context often confuses sellers, and that ultimately turns them off.

If it says a part of the condominium described in the declaration of condominium for XYZ Condominium as recorded in Official Record Book 1234, Page 5678, Public Records of Miami-Dade County I think there's a good chance there will also be an exception for the Dec of Condo on Schedule B and the underwriter will deny coverage because they insured the property as part of the condo.

If the tenant has to declare bankruptcy because of the claim (I wouldn't count on this being the case), it may be an opportunity to have the lease cancelled legally and let you find a new tenant.

Yes, being a debt free millionaire is way better than being bankrupt, and living a monastic lifestyle sure beats being a drug addict or a prostitute, but going bankrupt and losing everything because he got burned using high interest 90 day loans with no guarantee of renewal like Dave did, then declaring that all debt is bad because of this and saying that 30 year fixed rate loans should be avoided, is like someone who goes out with an ex-con member of a biker gang - gets sexually assaulted by the gang - and then declares that sex is bad and no one should have sex.
