I can agree with you on a certain percentages of notes...especially if you are owner financing a property or just lending out money at 12% and you get refinanced out or the property gets sold.With me buying NPN's, occupied assets at usually below 50% of Fair Market Value, and if I can get the borrower to modify, then when and if they do refinance out, then it helps me "double down."

I thought about that as a avenue fund the developing of the land to raise value.3) If all were to go right and I can modify the Land to increase value, is it possible to have the land "re-zoned" to instead of build one home, we can now build 3?

I come into contact with homeowners on a daily basis who are trying to #1--modify their loans to something they can afford to keep their house; and #2--sell their home in a short sale to avoid foreclosure. #1--Loan modifications.

If tenant is helpful in the process of getting friend out and it’s done by the agreed upon date then I will probably offer a new, modified lease that will be month to month.
