man, I am a low-information decision maker here, as in I don't make this decision very often and its quite hard to assess. 

It's always worth looking into as vacant land can be a good revenue maker as well. 

I don't accept dogs that have not been spayed or neutered, have no shot records, and do not stay indoors with their owners.

Also- when looking at a home being sold by a smoker who allows smoking indoors - how much of a discount did you take into consideration when making an offer?

Or try to cook indoors with portable a BBQ or camping stove, also a fire hazard.  

There does come a point when you start to grow that you will either need a property management company or staff that includes a property manager.My property managers need to make real decisions and have them stand. 

However, many newbie investors are still treating a "good deal" like a sure money maker because they are anticipating appreciation without incorporating realistic operating costs.
