This implies that it is unreasonable to expect the ADU to add the same PSF as the primary structure would by itself because the land and its value is now shared.The market will dictate the value assigned to ADUs especially when more comps are available, but to expect the market to ever fully reflect the hands off cost to add an ADU is unrealistic for the reasons cited.Good luck
