Our homes is upgraded with stone counter tops, hard wood flooring, high vaulted ceilings, central air and heat, brand new stainless stell appliances, etc. 

The work to be done includes gutting the downstairs floors and replacing the main beam, joists, subfloor, and hardwood floors - at the minimum.It's really in bad shape and glad I found all of this during the inspection period w/ contingency.

Honestly, issues with overlapping work inside and getting the hardwood floors refinished has added at least 10 days that I had never expected.

The guy that used to sand hardwood floors for me was in the paper some months back because he was drunk and shooting his AR-15 into the canal behind his house.

Here is the info: 3/1 - built 1920 - central air installed- PVC piping - hardwood floors - Roof 7 years old - new Hot water heater- ARV on house is $65k - Decent school district- Rated 5-6 and 6 - there is a outstanding loan for $41k - A tenant paying $650 per month.

I have some friends that are taking your average $950 a month unit and decking them out with hardwoods, custom tile and stainless.

Real tile and hardwood are hard to find, very low end on the finishes in the houses we looked at.

I'm from SD and don't have a network so I'm reaching out to the BP peeps for recommendations for a hardwood installation and interior and exterior house painters. 

I like tile in the kitchen and transitioning to hard wood can be very nice.

The roof is about 20 years old and has had hardwood floors put in about 7 years ago.
