Good tenants are a dime a dozen (90% of tenant pool are good) so why are you struggling to hold on to one of  the 10% bad ones.It's your business, you make the decisions.

While you're studying and learning how to figure out how many sq/ft are in the south 1/2 of the northeast 1/4 and the north west 1/4 of the south east section, you could be analyzing deals, making offers, and making money.Before you enroll in any college or university, ask the head of the department how you can make tens of thousands of dollars flipping a house without ever taking title or spending a dime on the transaction AND not have to pay any taxes on the profit.

She requested to instal one on her dime, which I originally ok’d, but after she went to install a light fixture I’d ok’d, and discovered “old, unsafe wiring that is a fire hazard”, I ended up footing the bill for the electrician to come out and update the wiring (that we hadn’t no issues with until she discovered it was unsafe).

If he/she does quality work, don't nickle and dime them-- a good relationship is worth a lot more than a few bucks!
