If you are doing just the one, I wouldn't worry too much but if you do more than a few, you should be cautious.

So I thought that I would have been able to work on realationship building while working so when I am ready I'm not starting that process then..With this being my largest major purchase I'm just being cautious while educating myself that's all😃

Sell2. refi or further encumber3. lease No different than if you paid cash for it.However be quite cautious with this scheme.. it should only be done by those that have sufficient reserves to weather 3 to 6 months of no income .. and you still have to pay the sellers mortgage.As well as the due on sale clause.. its not a huge issue for you.. but its very dangerous for the seller if the seller cares at all about their credit and has walked away thinking that you will make the payments on time everytime regardless of circumstances.

To offset these negative cashflows, i plan on building out the portfolio a little cautiously/slowly right now and sit on some dry powder for when the opportunities are lying around on the streets....   

A couple rain storms taught me a lesson.If refinishing the basement is a priority down the road, I would be cautious. 

That being said, I am still cautious and have changed up my underwriting and will stress test every deal to make sure we have ourselves covered.

It can be a great way to pull some extra value out of a property, but I'd be cautious.

Am I being to cautious?

There is very good reason to be cautious with a group of unrelated adults.

I too am not your target audience as I am in So CAL and it could be said we don't even have winters, however, in the last 4 winters, we actually had snow stick to the ground at the 1750 foot eleveation.That all said, I take no seasons off, but am a tad cautious and selective knowing my buyers pool is usually less at the Holiday times.
