She admitted she was trying to sue primarily because she wanted revenge on the previous owner for all the times he had been verbally abusive to her and other female residents. 

Tenants will abuse this, and if you know the laws, you can call their bluff.  

I've tried that too and let's just say I got repeatedly used and abused by multiple contractors and property managers and have since sold every one of those properties.

Your real estate license might make you more attractive than those without one, you could probably find one near a bus stop so you'd have set hours and transportation fixed until you could save up for a car, and as a bonus, you'd learn all kinds of things about screening tenants and problems managing property on someone else's dime.

You could get hit by a bus and killed tomorrow, but thats no reason not to get out of bed and go for it. 

The words chosen in the last paragraph completely betray a mindset fouled up by Fox News and other angry propaganda, like a bunch of latino carpet installers are "abusing" roads and law enforcement and welfare by driving around and working.

I'm sure there are people out there abusing the system.

On top of that, cops were called multiple times in that period due to the live in son of the tenant being drunk and abusive.
