IMO the first and foremost check is evaluating the Sponsor- In these kind of investments you are betting on the sponsor more so than on the deal.I highly recommend the book "Investing in Real Estate Private Equity" by  Paul Kaseburg under the pseudonym Sean Cook.

i use cash for my purchases and quitting drinking has helped me to quit smoking, that just saves tons of money... drink and smoke costs a minimum of 600 per month for me.working out and shopping to eat/cook at home helps... the workouts take at least 1hr and youll want rest at some pt after. cooking and eating at home saves me about 500 month.this topic has made me calculate the money saved, something i didnt consider. i started to clean up my act mostly for my health, now i see its helped me save a few dollars also.through all that i know i am still snobbish when it comes to certain things and will pay premiums for higher quality products.

I wouldn't buy one here without knowing or really cooking in the costs of doing it in my offer.Unless you are going in with no contingencies just test when you do other inspections.

-Keep working my job in the meantime -Keep gardening and cooking more at home rather than eating out -Have my emergency funds (untouchable, lost my job or in a crisis type of funds) in physical precious metals - liquid, but not too liquid, and protected from inflation -Have investment property reserves in the bank where it will make my creditors happy to see it -Continue to stock up on tools, food, household supplies, ammo, etc - commodities that store well and for which prices will continue to soar.
