Hi, I have been running a small remodeling contracting company over the past 6 months (i.e. drywall, paint, flooring, trim).

The River Walk is fancy, but then just steps away in any direction one feels like they're in a film set for RoboCop, with all the trimmings of a post-industrial wasteland.

Added access to the lake with a boardwalk going through the swamp and a nice dock and upgraded and refined some finishings, such as light fixtures, add missing trim, etc.

Fixing leaks in a bathroom that was dripping into the downstairs unit's kitchen, fixing a leak in the roof, wrapping the windows' trim in metal, having new/working gutters installed.

If you are using FHA, then you need to make sure all systems and appliances function properly, no holes in any walls, the flooring needs to be in decent shape with little to no stains, the structure in good shape, no rotted wood/trim, no peeling paint or unpainted wood, etc.

I usually charge $2/s.f. for floating laminate plus trim including removal of old floor (extra for glued down products like engineered hardwood) and could do a job like that myself in 2-3 days.

Look around, people are getting trimmed.

Those sure look like great additions to your portfolio.The green and white one is beautiful.The grey one looks like a money maker too.If I had the grey one in my  portfolio, I would, paint the downspouts the color of the siding, and the gutters the color of the eaves, as well as freshen up all of the trim white (like the green house has).

I am usually in the $2500-3500 range for cabinets, with 36" uppers, all fillers, panels and trim delivered.
