Even if you lock them up all they have to do is place a bag of ice on them to cause the heat to kick on and stay on 

I look at it in decades.. when I was pumping gas in 1970  for 1.20 an hour and got a job bagging groceries for 2.73  I thought I hit the lottery.. then I thought 10 bucks an hour how could spend all that money.1980  selling RE making 4 to 5k a month and thought I was pretty dog gone rich..

When I did she left a lot and I mean a lot of booze bottles behind-probably three or four garbage bags full.  

If takes more time than suburban rentals but it can be profitable if that is your cup of tea. 

I ended up bagging a deal after my first go around with my mailers, but that is definitely an exception, not a rule. 

You don't want to be putting in high end finishes that double your material costs if the market is telling you that more basic finishes will get the house sold quickly.You should also seriously consider adding wholetailing to your bag of tricks.

If they have to bring cleaning chemicals, vacuum cleaner, paper towels, trash bags, then expect to pay more.

But the basic necessities of life didn't get cheaper proportionate to the rent, so you will end up with people lamenting that trash bags and soap are just way too expensive.
