If a tenant were to take you to court using Tom's 1 page bogus document, you would lose your shirt and just about everything you own.     

You could even take the property as a quit claim deed, as long as you pay the correct doc stamps to the clerk of courts to cover the mtg.  

It seemed to be abandoned and it was boarded up, and there was even a sign stamped on it that said "this building is unfit for human habitation".
