Except as otherwise required by law, all notices under this Commercial Lease from Landlord to Tenant shall be mailed by first class U.S. mail, postage pre-paid, to Tenant’s last known address, or e-mailed to the e-mail address provided by Tenant in the Terms and Conditions and shall be conclusively presumed to have been received by Tenant three (3) business days after mailing or emailing.

I'm a Mortgage Consultant by day and I have to say you have not given all the facts in order to answer your question.What rate you can get is affected by a host of things like your credit score, exactly how much equity you have, escrow (no escrow), and the loan amount.If your current lender is willing to do the loan w/o a full appraisal, then I have to presume you are working with a portfolio lender (meaning your new loan will NOT be Fannie Mae/Freddie Mac).

I'm not talking so much about unit size and quality/type of finishes or even the condition (as long as its financible and rentable from nearly day 1; and presuming you will be improving as needed) but about neighborhood quality, and quality of the existing tenants and prospective tenant pool.

Presumably the only downside would be some minor annual fee for maintaining the HELOC, but that's likely pennies compared to what you're talking elsewhere for an investment.

I presume he is going to be renting it out.I can tell the MLS folks to let me negotiate directly with said broker or negotiate on my behalf (for a nominal fee).If I choose to negotiate directly with the broker on this offer, is there any legal or other precedent that prevents us from suggesting in the negotiation that we let his "official" offer expire (he put a 48 hour clock on it) and we take the deal offline and accept it as is to eliminate the commission where we both are happy campers in the end?

Replacing windows on a rental

I am in the process of renovating a rental property and I need to replace eight windows upstairs and one window in the basement.I have contacted four contractors to come on Monday and Tuesday to provide a price for installation as I presume I am better off supplying the windows myself, however this leads to a number of questions as my knowledge of windows is limited.The windows have wood frames but the windows inside the frames are aluminum.
