@Joe Villeneuve I 2nd this comment, completely agree, and $100/month was never going to cash flow.. there will always be obstacles that you will have to use money to overcome.

Often times there may be a few references to mistakes, but not much on how they overcome mistakes and obstacles, etc.

It depends on how badly you want all these tattoos and how much work you're willing to do to overcome the additonal hurdles that being inked everywhere is going to present.

Investment in real estate is extremely hard work and requires many years of dedication, and above all the willingness to overcome obstacles.  

(If so, there are certain time restrictions that have to be overcome.)

@Cece Steoger over paid is unfortunately one of the more difficult things about a property to overcome. 

if you listen to some of the earlier podcasts, Josh talks quite a bit about overcoming these kinds of potential mistakes.

And, I'm hoping that through overcoming my social networking apprehension by finally introducing myself, I'm putting myself one step closer to building a great network of resources and friends and shortly thereafter, buying my first property.       

Trying to overcome your reluctance to fill vacancies by forcing a lower price on the seller will backfire, if you even get it accepted at all.
