I wanted to see if anyone uses an internet based prescreening method where the renter would have to E-sign their electronic signature after the questionaire is fully answered that  you submit to them via email from your ad.

I prefer tenants use electronic payment, so a bank account is needed for that too.I get your point that some people do not have bank accounts, but that is more common on C or D properties with lower rent/income situations.

After that, you can collect the subsequent month's rent however your lease allows (personal check, electronic transfer, etc).

Yes, it costs me some commission management fees, but for me... it's worth every penny, I simply look at accounting sheets, and electronically check bank account to see money has been deposited.I have a friend who owns a Property Management company in the Knoxville / Louisville / Maryville, TN area.
