It is expensive to move...coming up with first month and deposit is often a decent chunk of $$.. no doubt But If they can't do that, then whats going to happen when their car breaks down.... they need a new cell phone..... they have some medical bills...or numerous other life events that require you to have some "rainy day" $$$?

i have a mail campaign that can sustain for a few more months however i am very anxious to get a deal under me to continue funding my mailings. obviously these people are in a difficult spot, however i too have been in that same spot. i am 21 years old right now and i lost my mother to breast cancer at 17 and had a bad run in with business people (one of the biggest reasons i got into this business) and my goal is to help people out of these situations. i provide a free moving service and obviously a cash buyer. so im curious what anyones thoughts are on this?

Regarding taking pictures, one post I read recounted how they make the tenant take photos of everything from the tenants cell phone while doing a walk through, then has the tenant email the photos to the landlord right then, as proof of condition of apartment at the time of the walk through, which I thought was brilliant.

I may be able to get the Florida home to 1500/mo or so if I rent it as an Airbnb (currently mo to mo $3,300, has a fenced pool, 7 min from the beach), and I’m emotionally tied to the Florida home as I bought the home for my mother who sadly passed away in it from cancer last year.
