The one thing I'd add is to put whichever tenant you choose on a month to month agreement so in case it doesn't work out, you both can exit the contract gracefully - or at least quickly.Good luck to you!

I'd be the first person to sign impeachment papers on whichever legislature put that in there.Sounds like everybody should just create rental agreements with rent about 5% higher and offer a 5% discount for cash/check payments.

When rent is not paid on time and it is clear it won't be paid, it is prudent to proceed with abandonment procedure or eviction procedure, whichever one fits the situation.
