I guess that is the optimal way to do things, but I'm still curious to know how many people put this in to practice. 

I'm looking to optimize more for CAC vs. appreciation for the first few pieces in the portfolio, interested in some of the other peoples strategies in the area. 

I would also look into good photographers who could take your rental listing photos (optimize staging and amenities).

But if you set up yours based on 2 bedrooms that fit 4 where the host has a set-it-and-forget it policy, and you've got a 3 bedroom that fits 8 and a hot tub and you're doing pricing optimization, for sure it's gonna be "wrong".
