I was merely thinking that in the Boise +10% annual appreciation story/opportunity.....the rewards would greatly outweigh the risk, and the "expected returns" justify a Mr.

I don’t think the goal is to beat stock market: for me RE investing is more real and recession proof.As for 8% - it’s usually these who sell MF and their agents fudge the numbers.

I was just asking this question because I wanted to do full disclosure with listing agents but have heard conflicting advice on whether I should say I am in wholesale.If i get any vitriol from anyone, that is merely a reflection on them. 

Or are you merely timing your local seasonality; avoiding selling in winter?

These cases having a way of going sideways and new owner (you) can inadvertently step on legal land mines or fail to follow some obscure procedural rule of court, resulting in delays or much worse situation.If your reason for attempting to do this yourself is curiosity, merely ask questions to your attorney.

@Jeremy Sanders The 2% rule and the 50% rule are merely rules of thumb to go by.

I'm still in the learning phase and became curious about estate sales and merely wanted to reach out and tap the massive knowledge base here at BP before wasting my time using lesser resources.  

They make you believe that economy is on the upswing, but my intuition tells me that that is merely disinformation.Taking Risk. 

I'm sharing this to show people for a mere $90.00 (or even less) how easy it is to get the  attention and time of your local successful investors (in this case 4 hours of their time), learn their techniques as well as sharing mine and expand your team.

I’m merely saying that it is discriminatory and ugly the way some owners treat those people who apply to rent with a voucher.
