Your tenant moved out on Jan 5th.Now, they thought they'd want to stay until Jan 12th, but ended up able to move in the 30 days that would have been required.It doesn't really matter if electronic notice is valid or not, the law still requires the tenant to provide a minimum of 30 days advance notice.

If they pay you electronically then if they log in at 12:01 am on the 4th to pay it it's late, if they pay it at 11:59 pm on the 3rd it's not.

There was a small disclosure of an issue in the sales contract, but I will admit to glossing over it in signing the electronic papers (the electronic form of signing itself through its extreme convenience can make this easy to do ... so don't!).
