My trial budget is only $5,000 for an entire year. 

I know there are people that I have learned from trial and error the best ways to deal with this.

Worse yet are the people who know hot to manipulate the system and can get more and more time in your house for free by dragging you all the way to trial.

I have signed up for a 30 day trial of FusionMint as you suggested and it looks promising.  

I believe there are free trials for both. 

I am currently using Rentec's free trial, but honestly don't know what the point is.

Not sure if going to trial will be worth it (as this exceeds the $10k limit for small claims).

I've purchased several NPN's where I had my servicer and legal team contact the borrower and work out a modification and/or trial payment plan for them to start making payments again. 

There's no need to wait 90 days and then switch things up.If you screen your tenants properly, a month-to-month trial period would be unnecessary.
