The logic here would be to use a heloc against that property to fund more investment purchases (excluding creative financing and such).The other side of the coin is how much cash flow can I generate in the same amount of time.

I have witnessesd both sides of the coin.....it's something for the landlord to consider based upon their market, and comps. ..especially since the higher leasing season never dictates quality of traffic.

This is along the same lines as professional sports figures that go into the private equity business...Not sure who coined the term  " if you have a good deal money will find your or is easy to find"  that line hurts a lot of people and since BP is full of beginner in experienced investors they run out spend what little time money and energy they have finding a great deal ( to them) then wonder why the money wont show up ..
