If you are interested in doing any development, especially anything unusual like tiny houses or pocket neighborhoods that typically require re-zoning or special use permits, neighbors can get very alarmed and protest those changes to the zoning board.

That's an unusual law, though.But, either way, with a M2M agreement, you can just change any of the terms with 30 days notice and the tenant doesn't have to sign off on them.

The downsides are the high barrier to entry and time it takes to close, but the re-sale value is always high and time it takes to sell is unusually quick (about 75 days on average), but my listings usually enter contract in under a month.
