I recommend touring neighborhoods in all of the grade levels so you can get an understanding of what level of risk you're comfortable with. 

Again, it's difficult to see these things when you first tour the area; things seem to be fine.I knew that the area is not the best one, even my broker warned me about it, but I thought how bad can it get.

Often you will need to transfer it to your name at the beginning of your ownership in order to make sure the lights are on and the toilet can flush when people are touring the property.

Imagine you're an applicant who knows rental demand is very high, so you take a couple of unpaid hours off from work to go tour a property, drive your car and burn gas, only to be rejected for the property.

The right tenant for you will gladly give you a tour, and the wrong one would push back. implement the practices in those books and you'll be just fine. :)

When the house is ready, invite them to tour the property (offer some snacks) and tell them you are very excited to turn it into a short term rental.

This could be either a self tour or not - if you're doing the showing yourself at least you will have avoided spending time trying to get tirekickers to setup a date.

My tour here is coming to an end, and I will soon be honorably discharged from the service.
