Best to check with the utility company or count the electric meters - if there are more meters than there are doors you probably have to pay something to light/heat stairs, halls etc. each month, especially in a climate with below freezing temps.

The problem is, the Fed has become recession adverse, and it manipulates the money markets to try to kick the can down the road.

When I type all this out, it sounds manipulative and like I’m a fear monger but really, at least from NSTD book, I’ve had less emotional fights and far more discussion just by being aware of what and how I present information.

Kicking folks out who can't make their rent due to temp employment concerns is another way to end up depleting your reserves and having no choice but to sell. 

owner occ houses are doing quite well right now given the rates.. so i dont see a crash if anything i see owner occ purchases at the median price point in given markets to continue to be robust.. and on the investment side a flight to fixed assets and safety even if their is a temp issue with getting tenants or collecting rent.... stability will be important..

I’d be honest about the pro forma numbers as it’s easy to manipulate it for better numbers.
