So, I'm asking a question on the flip side on behalf of my parents who are tenants.I just want to get some 3rd party feedback.My parents have been renting a duplex unit for roughly 3 years I believe without incident, and recently recieved a new lease - presumably from a new and larger company that manages several large apartments in addition to the sum of duplexes they bought up in the neighborhood.Old lease, they were responsible for their own utilities, mowing and snow removal.New lease says landlord pays 80% of water bill, provides mowing and snow removal.  

Presuming you follow all of the requirements, the quitclaim would transfer whatever interest the seller has in the property. 

But this point is where I do not have enough data.I presume that your 15% down loan will come with Private Mortgage Insurance payments - I expect that it would.

Hey all, I've been going out to a local REI meeting and the sponsor included a little insert about earning $$$ if you take title on a property and qualify for a private money loan (presumably backed by this same sponsor/investor) for an age-restricted community where you must be 55 or older.

(Remember, your premise was "How to properly structure buying a home with cash", which presumes you already had the funds, right?)

They want us to rent from them and then sublease to another renter (of our choice) so that they can get some rental income and presumably have us deal with being the landlord. 

Can the presumed capital gain of $165k be converted before sale next year into a mortgage secured by the property  to avoid taxes and have the secured property changed to our newly purchased property?
