I am all for paying an agent that is involved in the sale, but merely sticking a sign in the yard does not constitute earning a commission.

But you may have lots of options--some may be hiding in plain sight, such as strong demand for student rentals if you stick around there (a mere 66 thousand plus students there last I heard!).
