These statistics are a valuable tool in estimating risk and I would not operate my business without relying on scores as they are a proven valuable tool when a landlord knows how to interpret the entire report.

I had a tenant who didn't know how to plunge a toilet and every call was a challenge in interpretation but you deal with all kinds of people and sometimes you have to deal with this kind in the landlord business.

Therefore, their lease ends on January 12 and they owe you all of December and 12 days of January.I'm not sure how Oregon law interprets it, but just because the law allows them to give the 30 days notice at any time during the month doesn't necessarily mean they can move out mid-month after those 30 days are up.

Clearly the move was pre-planned.Lesson learned is that in a multi family complex one must be consistent and not make exceptions where others can interpret the exceptions as expectations and lead to confusion and trouble down the road.In other words, no good deeds will go unpunished.

Under the legal doctrine of four corners, the lease would have to be interpreted by other parts of the document, not just the first page where someone forgot to put down a dollar amount for the rental.

I informed her of my shock and surprise at this INCREDIBLY AGGRESSIVE business approach, which she said she could understand my interpretation of, but that is the company's policy.Despite finally getting the approval for termination of contract (based on lack of communication and followup), it still took 3 weeks for installation/removal to receive the termination, at which point they attempted to further delay the process by scheduling the removal another 5 weeks away!
