The only one applying and asking to be on the lease is the female who works full time and has a great record of income (+3x rent and steady job), paying on time, and no prior background issues.The BF is not applying to be on the lease and I was wondering what needs to be done to have him held liable to all the provisions in the lease?

Nathan knows his stuff, unfortunately there is no individual or specific governing body in regards to property management in NY State so there are a lot of illegal companies pretending to be property managers and there are serious consequences for operating as a property manager without being properly licensed in NY.
