Crystal, your conclusion that "nothing really changes" is just plain wrong.  

There are many properties that sell in markets like the Midwest and Great Plains regions just like this one listed.

Anish, it depends on the flood plain category, with coverage, the national flood insurance program, it may not be a problem at all, and tenants could obtain a policy.

Especially if the tenants has nothing to do with schools because it just plain inconvenience. 

In short, bad on bad.In regards to putting a price on the assets without performing any look or due diligence, well that is just plain silly.

I wouldn't be afraid of the flood plain issues; but I would be concerned over past damage, how it was remedied, and if water continues to be an issue.
