I am probably biased coming from Big-4 but have worked with tons of accountants in the entire vertical of big and small firms and those are my general observations.

Part of the calculus here was the contraction in cap rate premiums over cap rates observed in the office sector.

My comment was an observation of individuals who obviously enjoy life and the benefits of investing a certain type of way.

I am by no means an EXPERT In real estate, but I have made some observations over the years. 

Let me state my earlier observation a bit differently...Bob Snyder licenses us Independent Marketing Affiliates to enroll students and build investor communities across the country, and pays us commissions to do so.

I'm fairly new so take my observations with a large handful of salt. 

There were lots of abandoned buildings and very run-down homes there - still it's a much bigger city than JT itself.Right now is peak season, so I'd assume its busy, but May calendars are already looking empty from what I'm observing.

From my observations, either they're taking too big of a bite out of the deal or the deal wasn't good in the first place.
