If you put out your own "we buy houses" signs then sellers will contact you.If you put a fishing add on craigslist like "fixer upper on discount- must sell" buyers will contact you (just say that one is no longer available and get their info and find out what they are looking for.

I've seen several houses nearby that had large add-ons which really increased the value and has peaked my curiosity on the costs.Any other information, tips or suggestions would be greatly appreciated.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

The rents are under mkt...... but I dont think there is a lot of room to increase (small units/ 1 bed)The lot is rather large, but zoning would make it impossible to add on.

Some lenders add on additional points if your loan amount is too low ... basically you pay some interest up front in exchange for a lower interest rate over the life of your loan.

For irregular items or situations such as if you are renting a room instead of the whole property, or you are including furniture or you have special restrictions, just make sure your lease has an open text box (or you add one) so that you can type in exactly what those special situations are; EX: Tenant has access to and rents from Landlord Rm #: XX ONLY; common area may be used by Tenant but per Landlord's sole discretion. --- Alternatively, you may also include an attachment/amendment rider to the lease for these items.
